Nevada’s New Rent Transparency Law

On October 1, 2025, Nevada Assembly Bill 121 (Transparency Law) takes effect, requiring property management companies to adopt clearer, more transparent practices for rent pricing and payment methods. At Stout Management Company, we welcome these changes and are proud to share that we are already fully compliant.

Compliance

Stout is not only meeting state requirements but also protecting your investment with responsible and transparent management practices.

  • Regulatory compliance: Stout has taken all necessary steps to comply with Nevada law, ensuring your properties remain in good standing.
  • Advertising and lease language: We have updated our marketing and lease materials to meet new state guidelines.
  • Cost absorption: By covering credit card processing fees, we are keeping tenants satisfied while ensuring compliance with the law.
  • Trusted stewardship: These measures strengthen trust with tenants, which supports long-term retention and protects property value.

Transparency Law

The new law is intended to give tenants better visibility into their monthly rent obligations.

  • Clear base rent: Instead of a breakdown of multiple fees, rent is now consolidated into one clear monthly figure. This makes it easier for tenants to know exactly what they’ll pay.
  • Free payment method: Tenants will always have at least one way to pay their rent with no additional fees.
  • Credit card fees absorbed: If tenants choose to pay by credit card, they won’t be charged for processing. Stout covers that cost.
  • Lease access: If tenants ever want to review a copy of their lease, they can request one, and it will be provided promptly.

These changes are designed to reduce confusion, increase fairness, and help tenants feel more confident about their rental agreement.

At Stout Management Company, transparency, compliance, and professionalism remain at the core of our services. As Nevada’s rental laws evolve, we will continue to adapt while keeping our owners informed and our tenants supported.
